You (like me) could have bad actuator seals that are letting the gear-down air flow past the seals into the gear-up side of the circuit. It creates a frequent hissing from the rear gear selector that goes away if you (WHILE ON JACKS) move the rear selector to neutral then back to down, but then builds back up. Mine had a gear collapse while we were investigating this issue. Of course, the controls can leak also, but I think a lot of the time it is really the cylinder seals. I will check actuators to be certain.
